The Dark Arts of Estate Agency

The Dark Arts of Estate Agency

Valuing and why we refuse to play that game...

I’m going to teach you exactly what I was taught on my journey as an estate agent.

Not the glossy stuff. The real stuff.

Let’s start with the “valuation”.

A valuation by an estate agent is free — usually 15 minutes to an hour of your time, and theirs — and it’s positioned as “helpful advice”.

But in the industry, it’s often treated as something else entirely:

A sales appointment.

I was taught this line:

“Your goal is to leave with the owner’s key and a signed contract. Nothing more.”

That’s the game.

And once you understand the game, you’ll spot the moves everywhere.

The first move happens before we even step through your door

Before the appointment, agents are trained to extract two things:

  1. What price you’re hoping for

  2. What other agents have already “valued” it at

Why?

Because if the agent knows the numbers already floating around, they can tailor their pitch to win.

Not because it’s true. Because it’s effective.

The next move? Hold the seller hostage.

If you’ve been “won” with an inflated number, the agent needs a long tie-in contract to stop you walking away when reality hits.
Then, every week behind closed doors, the plan gets refined: what to say, when to say it, and how to chip away at the over-promised price until you finally accept something sellable.

Why we refuse to play that game.

Whether the intention is in the right place or not, I’m not suggesting all agents are bad people, just that the normal practice is fundamentally set up for failure from the outset; discussing value is the very first step into an untrustworthy business relationship.

We do market discovery.

That means we don’t sit at your kitchen table and guess a number that helps us win your instruction.

We stick to our process with proven results. Here are the highlights of all house sales after 1 year of stepping away from talking values, and focusing on the process:

  • 95% completion rate on all listings.

  • 20 Viewings.

  • 4-5 Offers on average.

  • Under offer in 32 days.

Warm regards,
The Carringtons Team

At least three bidders miss out on almost every Carringtons property—unprepared for our rapid sales pace.
Carringtons sells properties in under three weeks by creating competitive markets, catching many buyers off guard.

1. Our process swiftly attracts multiple qualified buyers within two weeks.
2. Unprepared buyers often feel surprised and disappointed by the speed.
3. We ensure every buyer has a fair chance—without regret.

- First-Time Buyers: Secure a mortgage in principle, proof of deposit, and a conveyancer.
- Cash Buyers: Demonstrate immediate proceedability with conveyancer-verified funds.
- Buyers with Homes to Sell: Ideally have your property under offer, solicitors instructed, and an exchange timeline.

Our priority is sellers: we generate qualified offers quickly for optimal choices, strengthening their position for onward purchases.
Each seller's needs vary; we present all offers equally and advise on the best fit—valuing certainty over price alone. For instance, a swift cash buyer may prevail over a higher chained offer.
If selling in Kingston or surrounds, discuss how our process accelerates your sale—positioning you strongly for any purchase.
