“We’ve had 68 viewings and we’re still not under offer.”

“We’ve had 68 viewings and we’re still not under offer.”

The Dark Arts of Estate Agency (Part 2)

We’re commonly reached out to by homeowners who’ve seen our consistent results. About half the time they’ve been let down by the usual combo: over-promising, over-pricing, and then… a lack of viewings.

But a conversation that’s been popping up more and more over the last few months is different:

Homeowners having astronomical numbers of viewings… and still no offers.
And then, almost like clockwork: 2–5 price drops to chase the market back down.

And that’s where the next dark art shows up.

Because viewings can create the perception your agent is doing a great job.

But viewings can also be a form of manipulation.

The “massive pool of buyers” story (and what it often hides)

Agencies with multiple offices will often sell you on this idea:

“We’ve got countless buyers across all our branches.”
“We cover loads of areas.”
“We can bring people from everywhere.”

And yes, they can bring people from everywhere.

But here’s what doesn’t get said out loud:

A vast majority of agencies target their negotiators on viewing numbers.

Not offers. Not sales. Not completion rates.

Viewings.

So, the incentive becomes: get people through doors, any doors, as often as possible.

What you’re not told: “Property B and C” viewings

Here’s a common internal instruction in estate agency:

If a buyer calls about Property A… make sure you take them to Property B and Property C too.

Even if they don’t want to see those.

Why?

Because by showing them B and C, the agent gets to report back to two extra sellers:

  • “Good news! We have another viewing!”

  • “We’re busy, we’re working hard, we’re bringing buyers through.”

It keeps owners “happy” because the diary looks full.

But it often comes with a sting:

Those extra viewings generate negative feedback (because the buyer didn’t even want to see the home in the first place).

And that negative feedback becomes the lever.

The reduction script (built off manufactured activity)

Once you’ve had enough of these “extra” viewings, the agent can confidently say:

“We’ve shown 20 buyers your home and no one wanted to offer… therefore it must be overpriced and we need to reduce.”

It sounds logical.

It sounds evidence-based.

But if a chunk of those viewings were never genuine interest in your home, then it’s not evidence, it’s theatre.

And the buyer still gets what they wanted all along:

They still view Property A.

But now they’ve also seen two other homes the agent knows will make Property A look even better by comparison (more theatre).

How we changed the way we work (to protect sellers and buyers)

We changed our process specifically to protect all parties from this trap.

We work on one listing (within the same price range/area) at a time.

That means:

  • if a buyer enquires about your home, they view your home

  • the feedback is more honest, more relevant, and more useful

  • offers come from genuine intent, not manufactured footfall

Because it’s not just about volume.

It’s about volume + quality of applicant.

Right now, we’re operating at roughly:

1 in 5 / 1 in 4 viewings resulting in an offer.

That’s not luck. That’s what happens when the viewings are real.

Seller Tip: A simple tool to catch this early (before you choose your selling agent)

I recently posted a short video about a free plugin you can use when you’re deciding which agency to choose.

It helps you spot agents with a pattern of listing high… then reducing heavily.

It might save you time, money, and a whole lot of pain.

Sales Director

At least three bidders miss out on almost every Carringtons property—unprepared for our rapid sales pace.
Carringtons sells properties in under three weeks by creating competitive markets, catching many buyers off guard.

1. Our process swiftly attracts multiple qualified buyers within two weeks.
2. Unprepared buyers often feel surprised and disappointed by the speed.
3. We ensure every buyer has a fair chance—without regret.

- First-Time Buyers: Secure a mortgage in principle, proof of deposit, and a conveyancer.
- Cash Buyers: Demonstrate immediate proceedability with conveyancer-verified funds.
- Buyers with Homes to Sell: Ideally have your property under offer, solicitors instructed, and an exchange timeline.

Our priority is sellers: we generate qualified offers quickly for optimal choices, strengthening their position for onward purchases.
Each seller's needs vary; we present all offers equally and advise on the best fit—valuing certainty over price alone. For instance, a swift cash buyer may prevail over a higher chained offer.
If selling in Kingston or surrounds, discuss how our process accelerates your sale—positioning you strongly for any purchase.
