What the workload actually looked like

The viewing volumes above illustrate the workload intensity over a short, time-sensitive window.

When a property is launched properly, the work isn’t just “getting viewings”. It’s:

· Handling high enquiry volume quickly and accurately

· Booking and managing large numbers of appointments

· Ensuring every buyer gets the same access to information and viewing opportunities

· Managing follow-up questions, second viewings, and feedback

· Keeping sellers updated with clear, factual reporting

We deliberately keep our live stock at a level where we can do the job properly.

Simply put: if we carried 20–30 listings at once, the risk is that service becomes uneven — buyers don’t get treated consistently, and sellers don’t get the focus required during the most time-sensitive part of the campaign.

Here’s Andrew making this point on socials:

Market benchmark (context)

Some industry sources commonly cite 10–17 viewings (often quoted around 16) as a typical range to secure an offer across England & Wales. Benchmarks vary by area and price point.

Against that benchmark, both properties sat well above the typical range — Bowness at 27 total viewings, Canbury at 60. That’s what campaign intensity looks like in practice.

And we’re about to do it all over again. Here’s a sneak peek behind the scenes of the next two:

Warm regards,

At least three bidders miss out on almost every Carringtons property—unprepared for our rapid sales pace.
Carringtons sells properties in under three weeks by creating competitive markets, catching many buyers off guard.

1. Our process swiftly attracts multiple qualified buyers within two weeks.
2. Unprepared buyers often feel surprised and disappointed by the speed.
3. We ensure every buyer has a fair chance—without regret.

- First-Time Buyers: Secure a mortgage in principle, proof of deposit, and a conveyancer.
- Cash Buyers: Demonstrate immediate proceedability with conveyancer-verified funds.
- Buyers with Homes to Sell: Ideally have your property under offer, solicitors instructed, and an exchange timeline.

Our priority is sellers: we generate qualified offers quickly for optimal choices, strengthening their position for onward purchases.
Each seller's needs vary; we present all offers equally and advise on the best fit—valuing certainty over price alone. For instance, a swift cash buyer may prevail over a higher chained offer.
If selling in Kingston or surrounds, discuss how our process accelerates your sale—positioning you strongly for any purchase.
