“We have 6 weeks to sell to secure our dream home”

“We have 6 weeks to sell to secure our dream home”

Because the fear is obvious (and sensible): what if you find a buyer... but you can’t find the next place?

If you’ve been trying to move for the last few years, you’ll recognise this pattern:

You’re not against selling.

You’re just not prepared to go to market until you’ve found “the one” — the unicorn property, the forever home.

Because the fear is obvious (and sensible): what if you find a buyer… but you can’t find the next place?

This case study is for that “quiet mover” group.

Because the owners of 43 Bowness Crescent did something different: they didn’t rush to list. They quietly did the right work behind the scenes first - using our process to get themselves genuinely market-ready - so that when they did find the home they wanted, we were ready to move at speed.

The proof points (first)

  • Terms agreed (process started): December 2025

  • Call taken (offer accepted on a home they loved + 6-week deadline to become proceedable): 2nd January 2026

  • Pre-launch viewings: by 17th January 2026

  • Launched: 19th January 2026

  • Open day: 30th–31st January 2026

  • Offers received: from 2nd February 2026

  • Under offer: 10th February 2026

  • Exchanged: 23rd March 2026

  • Completed: 1st April 2026

What that means in plain English:

  • Under offer in 22 days from launch (19 Jan → 10 Feb)

  • Exchanged in ~40 days from under offer (10 Feb → 23 Mar)

  • Completed in under 50 days from launch (19 Jan → 1 Apr)

And most importantly: they secured their onward purchase and moved into the home they actually wanted.

The real lesson: you don’t need to be listed to be “ready”

Most agents only have one lever: “Let’s get it online.”

That’s fine if you’re happy to sell regardless of what you buy next.

But if you’re trying to buy something specific and you know you’ll need to move quickly when it appears - then being “ready” is a different thing entirely.

Ready means:

  • Your decisions are made early (so you’re not scrambling later)

  • The property is prepared properly (not just tidied)

  • Demand is understood before you go live

  • The launch is structured to create momentum, not drift

That’s what this sale demonstrates.

What happened before we launched (the bit that protects you)

In this case:

  • They agreed to our terms in December — and our process started immediately

  • By the time we spoke on 2nd January, they already had an offer accepted on a home they loved

  • The seller and agent gave them six weeks to become proceedable

  • We had pre-launch viewings by 17th January

So when the clock started, we weren’t starting from scratch.

We were executing.

Open day + second viewings: structure reduces stress

We set the open day for 30th–31st January, with second viewings over the following days.

That structure matters because it:

  • Gives serious buyers a fair chance to view

  • Creates a clear decision window (instead of weeks of uncertainty)

  • Helps owners stay in control of the process

Offers and negotiations: speed and certainty

Offers came in from 2nd February.

We were under offer by 10th February, after negotiations were concluded.

The goal isn’t just “an offer” — it’s an offer that stands up, with the right buyer, and the right level of commitment.

Exchange: we were ready early — the onward purchase played catch-up

We exchanged on 23rd March.

In reality, we were ready to exchange some weeks before, but the onward sale was playing catch-up.

We had warned our owners this is common — and it’s one of the reasons we focus so heavily on process and preparation. When the chain slows down, you want to be the party that’s ready, organised, and credible.

The bigger point: we help people move — even before they list

If you’ve missed out on a move recently, it’s often not because you weren’t “keen enough”. It’s because you didn’t feel safe committing to a sale without knowing what you could buy.

Our process is designed for exactly that reality.

Whether you find your dream home in one month or twelve, we can help you do the work that makes you ready — so when the right property appears, you’re not starting then. You’re executing.

Want to sense-check your situation?

If you’re in that quiet mover group — you’d move for the right home, but you don’t want to gamble — we’re happy to offer a 15-minute, no-obligation Zoom call.

No pressure and no sales pitch — just a straightforward conversation about:

  • What you’re trying to buy

  • What you’d need to do to be credible as a buyer

  • How we’d get you market-ready without forcing you to list before you’re ready

Reply to this email and we’ll send over a couple of times, or call the office and we’ll get it booked in.

Warm regards, Alex The Carringtons Team

At least three bidders miss out on almost every Carringtons property—unprepared for our rapid sales pace.
Carringtons sells properties in under three weeks by creating competitive markets, catching many buyers off guard.

1. Our process swiftly attracts multiple qualified buyers within two weeks.
2. Unprepared buyers often feel surprised and disappointed by the speed.
3. We ensure every buyer has a fair chance—without regret.

- First-Time Buyers: Secure a mortgage in principle, proof of deposit, and a conveyancer.
- Cash Buyers: Demonstrate immediate proceedability with conveyancer-verified funds.
- Buyers with Homes to Sell: Ideally have your property under offer, solicitors instructed, and an exchange timeline.

Our priority is sellers: we generate qualified offers quickly for optimal choices, strengthening their position for onward purchases.
Each seller's needs vary; we present all offers equally and advise on the best fit—valuing certainty over price alone. For instance, a swift cash buyer may prevail over a higher chained offer.
If selling in Kingston or surrounds, discuss how our process accelerates your sale—positioning you strongly for any purchase.
