The 2-Week Window: What Enquiries Actually Look Like (3 Real Listings)
The 2-Week Window: What Enquiries Actually Look Like (3 Real Listings)post
The market doesn’t give you months to “warm up”.
Following on from my last newsletter — and that fairly damning “4–6 weeks and you’re dead” quote — I thought I’d do a quick case study to show what this looks like in the real world.
We know our marketing strategy works. The point here is to demonstrate how it works — and why the first couple of weeks matter more than most sellers realise.
The market doesn’t give you months to “warm up”. In most launches, the enquiry curve is brutally front-loaded.
So rather than talk theory, here are three recent Kingston listings and the daily enquiry pattern by date.
Case Study 1 – 6 Bowness Crescent
Listed: 31/03/2026 Open Day: 11/04/2026 Second viewings / late enquiries: 13/04/2026–17/04/2026
What you should notice: strong early activity, then the drop-off.

6 Bowness Crescent – Daily enquiries
Case Study 2 – 15 Berystede
Listed: 07/05/2026 Open Day: 16/05/2026 Second viewings / late enquiries: 18/05/2026–22/05/2026
What you should notice: a big initial spike, then a long stretch of near-silence with the odd late enquiry.

15 Berystede – Daily enquiries
Case Study 3 – 25 Canbury Avenue
Listed: 30/03/2026 Open Day: Saturday 11/04/2026 Total enquiries across the period you tracked: 42
What you should notice: the first 10–14 days do the heavy lifting.

25 Canbury Avenue – Daily enquiries
The point (and it’s not subtle)
If your launch is weak — bad photos, vague pricing, no plan for the first 10 days, no urgency, no buyer management — you don’t just “miss a few enquiries”.
You often miss the only window where the market is paying attention.
After that, you’re typically relying on:
Price reductions
“Maybe someone new will appear”
Buyers who think they can grind you down
What we do differently
We don’t list and hope.
We run a structured launch designed to concentrate attention early and convert it into offers:
Proper prep before launch (so we don’t discover problems mid-campaign)
A clear plan for week 1 and week 2
Tight buyer follow-up
A defined Open Day strategy
A controlled second-viewing window
