11 Months Lost: The Cost of Doing Things like every other agent

11 Months Lost: The Cost of Doing Things like every other agent

We wanted to share the story behind our current listing on Brunswick Road—a journey that perfectly highlights why the right selling strategy matters more than ever.

Last year, after successfully selling a neighbouring property, we were invited to market this beautiful home on Brunswick Road. Following the traditional route, we launched in October 2024 at £1,950,000. The market, however, had other ideas—interest was muted, and we soon had to reduce the price to £1,800,000. This is a classic example of how the old way of doing things means you react to the market, rather than being proactive. And, as we’ve seen time and again, if you get the price wrong at the start, there’s only one way it goes—down.

After the price reduction, we had two interested buyers. Both were in similar, promising positions: cash from selling their own homes. But, as is often the case, neither had actually sold yet. We, along with the owners, hoped for the best and accepted an offer from a non-proceedable buyer, thinking the strong price would see us through. The buyers were given plenty of time and eventually got under offer in a completed chain. Months passed, conveyancing dragged on, and then—their sale fell through. Suddenly, our buyer was no longer in a position to proceed.

This was a tough lesson, but one that’s shaped the Carringtons Way.

A New Approach: The Carringtons Way

We’ve since overhauled our process. Brunswick Road is now back on the market, and this time, we’re doing things differently. The property is available to view now, with an open day set for Saturday, 13th September. All interested parties are invited to submit their offers by Monday, 22nd September.

What’s different this time? We know from experience—and it’s at the heart of the Carringtons Way—that unless you have multiple competing proceedable buyers, you never truly know the real value of your home. Our new process is designed to create that competition, giving our clients the best possible outcome and a clear sense of the market.

We’ll keep you posted on how this new process unfolds. Based on our experience, we’re confident it’ll deliver a quicker, smoother result—not just for our current client, but for every seller who trusts us with their move. If only we’d had this system in place last year, our client would likely have been long sold and completed by now!

There’s the old way, and then there’s the Carringtons way. The results speak for themselves.

Warm regards,
The Carringtons Team

At least three bidders miss out on almost every Carringtons property—unprepared for our rapid sales pace.
Carringtons sells properties in under three weeks by creating competitive markets, catching many buyers off guard.

1. Our process swiftly attracts multiple qualified buyers within two weeks.
2. Unprepared buyers often feel surprised and disappointed by the speed.
3. We ensure every buyer has a fair chance—without regret.

- First-Time Buyers: Secure a mortgage in principle, proof of deposit, and a conveyancer.
- Cash Buyers: Demonstrate immediate proceedability with conveyancer-verified funds.
- Buyers with Homes to Sell: Have your property under offer, solicitors instructed, and an exchange timeline.

Our priority is sellers: we generate qualified offers quickly for optimal choices, strengthening their position for onward purchases.
Each seller's needs vary; we present all offers equally and advise on the best fit—valuing certainty over price alone. For instance, a swift cash buyer may prevail over a higher chained offer.
If selling in Kingston or surrounds, discuss how our process accelerates your sale—positioning you strongly for any purchase.
