“I checked your website and you have NOTHING ‘For Sale’?”

“I checked your website and you have NOTHING ‘For Sale’?”

“I don’t mean to offend you, but how are you surviving as an agency? I checked your website and you have nothing ‘For Sale’?

Most people assume that if an agency has loads of property sitting online, it must be successful. A full website. Plenty of boards. Endless listings. It looks busy, so it must be good.

But at Carringtons, we know that logic is completely wrong.

Because in this industry, a lot of stock on the market does not always mean an agent is performing well.

Sometimes it just means they are very good at listing property that they cannot sell.

The industry has trained people to admire the wrong thing

Sellers are constantly encouraged to be impressed by visibility.

How many listings does the agent have?
How many boards are up?
How dominant do they look?

But that is often vanity, not performance. A website full of unsold homes is not automatically a sign of strength.

Sometimes it is a sign that properties are being overpriced, badly launched, poorly handled, or simply left to sit there while everyone pretends something is happening.

And yet that same agent can still look “successful” from the outside.

That is one of the great tricks of this industry:
confusing activity with achievement.

Listing property is easy. Selling it is the skill.

There is a big difference between:

  • winning an instruction, and

  • delivering a result

Plenty of agents are good at winning instructions.

They know how to charm an owner.
They know how to promise a big number.
They know how to get the property online quickly.

But none of that is the job.

The job is:

  1. launching correctly

  2. creating the right level of competition / creating a market

  3. attracting serious buyers

  4. negotiating properly

  5. holding the deal together

  6. getting it through to completion

That is estate agency. Not photography, portal uploads and optimistic pricing.

Why our website may not look “busy”

The reason our website may sometimes look light on available stock is not because we have nothing going on.

It is because we sell what we bring to market.

And behind that, we have more property moving through a process designed to give it the highest chance of selling properly and completing.

Not just being listed.
Not just making us look active.
Not just helping us win the next instruction.

Actually selling.

Because contrary to what some in this industry seem to believe, the goal is not to build an online museum of unsold property.

The goal is to move people.

If other agents say we have nothing on the market, they are missing the point

We have heard from some owners that other agents are trying to discredit us by saying,
“Carringtons have nothing on the market.”

But think about what they are really saying.

They are trying to turn lack of unsold stock into a weakness.

That only works if you believe an agent’s job is to accumulate listings, not complete sales.

We do not believe that. And frankly, sellers should be very careful of any agent who wants to be judged by how much they have sitting around unsold.

Because the real question is not:

How much stock have they got?

It is:

How much have they actually sold? The best agent is the one who gets the job done.

Warm regards,

At least three bidders miss out on almost every Carringtons property—unprepared for our rapid sales pace.
Carringtons sells properties in under three weeks by creating competitive markets, catching many buyers off guard.

1. Our process swiftly attracts multiple qualified buyers within two weeks.
2. Unprepared buyers often feel surprised and disappointed by the speed.
3. We ensure every buyer has a fair chance—without regret.

- First-Time Buyers: Secure a mortgage in principle, proof of deposit, and a conveyancer.
- Cash Buyers: Demonstrate you are proceedable with conveyancer-verified funds.
- Buyers with Homes to Sell: Ideally have your property under offer, solicitors instructed, and an exchange timeline.

Our priority is sellers: we generate qualified offers quickly for optimal choices, strengthening their position for onward purchases.
Each seller's needs vary; we present all offers equally and advise on the best fit—valuing certainty over price alone. For instance, a swift cash buyer may prevail over a higher chained offer.
If selling in Kingston or surrounds, discuss how our process accelerates your sale—positioning you strongly for any purchase.
