“We were buying a property, but I think we’re going to have to pull out due to subsidence.”
“We were buying a property, but I think we’re going to have to pull out due to subsidence.”
Better information early on leads to better decisions later.

I’ve heard some version of that sentence far too many times this week. And the worrying part is, people almost say it like it’s normal.
It shouldn’t be.
At the time of writing, we’ve got 28 viewings booked so far for Canbury Avenue.
Of those, 20 have been first-time enquries.
But here’s the bit that really stood out.
Of those 19 buyers, 8 have already had a purchase fall apart in the last 12 months.
That’s nearly half.
Nearly half of the new buyers we’re speaking to have already been through the same miserable cycle:
Spend thousands
Waste months
Get emotionally invested
Then watch the whole thing collapse
Sometimes it’s subsidence.
Sometimes it’s legal issues.
Sometimes it’s the survey.
Sometimes it’s something that should have been uncovered much earlier.
And that is exactly why we changed the way we do things.
We want buyers making decisions with as much information as possible up front.
Not once they’ve paid out money.
Not once they’ve mentally moved in.
Not once they’ve told the family.
And not once everyone is too far down the road to turn back without pain.
That approach helps buyers, obviously.
But it helps sellers too.
Because informed buyers make better buyers.
And better buyers make better offers.
Not fantasy offers based on emotion.
Not knee-jerk offers made before they properly understand what they’re buying.
But genuine offers, based on real information and proper consideration.
That leads to better conversations, cleaner decisions, and far fewer nasty surprises later on.
The feedback from both buyers and sellers on this has been incredibly refreshing.
Because while a lot of the industry still seems comfortable letting people discover the important stuff late in the day, we’re not.
We’d rather get the information out early.
We’d rather have honest conversations.
And we’d rather build momentum with people who know what they’re doing and what they’re buying.
Better information early on leads to better decisions later.
Simple as that.
And when nearly half the new buyers coming through the door have already had one purchase fall apart in the last year, it’s a pretty strong reminder of why this matters.
This is why our process is built around generating informed, genuine offers based on as much upfront information as possible.
Not because it sounds different.
Because it works better.
