Kingston Vale: Exchange-Ready Success Story
Prior to bringing the property to market, the seller appointed Propelr to complete all necessary legal work in advance. As a result, the buyer is relieved of the cost and responsibility of appointing their own solicitor, as these services have already been covered by the seller.
This not only accelerates the process but also offers significant convenience and financial savings for the buyer.
6th June - The property was launched on with an open day, generating substantial interest and several offers.
26th June - an offer was accepted.
2nd July - we issued the Memorandum of Sale, and the seller’s solicitor confirmed that all legal matters had already been finalised through Propelr, making the property fully “exchange ready.”
The remaining steps for the buyer involve completing their mortgage application and survey. Once the mortgage offer is secured, contracts can be exchanged without delay—making it possible to complete the entire transaction in under a month.
For Sellers: Completing legal work ahead of marketing ensures your property stands out as “exchange ready,” attracting serious buyers and enabling a swift, stress-free sale.
For Buyers: Purchasing an exchange-ready property means less paperwork, reduced legal fees, and a faster move-in timeline. If you are considering selling or buying and would like to benefit from this streamlined approach, please contact our sales team.
How Sales Progress Can Innocently Go So Wrong
A recent sale highlighted how even the simplest administrative hiccups can cause major delays in the sales process.
A Simple Error, a Big Delay
When a sale is agreed, much of the progress happens behind the scenes. Solicitors for both buyer and seller communicate almost entirely via email, and the first step is for each solicitor to confirm they are instructed by their client—without this, they can’t send out the sales contract.
In this case, the initial contract that was sent was missing two crucial title deeds. Each solicitor insisted they had sent the correct documents, but the other side said they hadn’t received them. To complicate matters, two land registry documents were also not filed at the land registry, so the assumption was that these were the missing documents. Everyone waited for land registry to send them, but nothing arrived.
After some weeks of going back-and-forth, it turned out to be a simple admin error: the selling solicitor had forgotten to attach the title deeds in the first place. Only once these documents were received could the searches be applied for, and the transaction could move forward.
Why Does This Happen?
The property sales system is, in many ways, still very old-fashioned. Much of the process relies on manual, human checks and communication. This means that even small mistakes—like forgetting to attach a document—can lead to weeks of unnecessary delays.

Mr. Savage (seller) June 2025 Raeburn Avenue, Surbiton, KT5 9EE
‘I would highly recommend Carringtons. They approach the selling process in a well- considered and thoughtful way, including pricing based on actual sales prices rather than inflated asking prices. As a result, they generate plenty of interest from the market leading to positive sales outcomes. They are strong in negotiations and a great bunch of people generally!’
