Estate Agent Lies Exposed!

Estate Agent Lies Exposed!

It’s been almost a year since we flipped our entire approach at Carringtons, and here’s a candid look at the old tricks of the trade, and how we’ve ditched them for good.

Over Valuing and Holding You Hostage

Let’s be honest, a lot of agents overvalue your home on purpose just to win your business, then chip away at you week after week, pressuring you into price reductions when the interest doesn’t come in. Did you know an average 45% of homes get reduced at least once? We realised the top reasons sellers leave their first agent are lack of communication and failure to deliver on promises, whether that’s viewings or offers. Our fix? Brutal honesty, even if it’s bad news, and a clear process timeline. No more sugar-coating. We don’t ask for signed contract terms, we simply say, hold us accountable.

Viewings: Quality Over Quantity

The old way? Drag buyers to every listing that fits their budget, just to rack up viewing stats. It’s exhausting and, frankly, pointless. Most agents barely know the homes they show. Now, we focus on one property at a time, knowing it inside and out. If it’s not right, we’ll show something else later, but no more property marathons.

Viewing Cancellations: Open Days to the Rescue

Last minute cancellations are a nightmare for everyone. Our solution, open days. We line up 10 to 25 quick first viewings so no one’s effort is wasted, even if a few people bail. Second viewings, for those truly interested, are far less likely to cancel.

Surveys and Renegotiations: No More Surprises

Nothing derails a sale like a nasty survey surprise. Instead of waiting for trouble, we survey every property before it hits the market and share the report with all buyers. Renegotiations have dropped by more than half.

How Long Does It Take to Exchange?

We’ve cut down the average time from listing to completion to 67.5 days with our process, compared to the long, drawn-out timelines you’ll find elsewhere.

But the stats get even more interesting:
Nationally, data suggests the average time to exchange is around 150 days. More eye-opening still, in the boroughs of Richmond upon Thames and Kingston upon Thames, one dataset put the average time from listing to sale at about 293 days. Our average is just 93 days, so the difference speaks for itself.

We’re not perfect, but we’re done with the old games. This is estate agency, done honestly. If you’re thinking of moving, or just want advice on your position, let’s chat. The right preparation makes all the difference.

Warm regards,
The Carringtons Team

At least three bidders miss out on almost every Carringtons property—unprepared for our rapid sales pace.
Carringtons sells properties in under three weeks by creating competitive markets, catching many buyers off guard.

1. Our process swiftly attracts multiple qualified buyers within two weeks.
2. Unprepared buyers often feel surprised and disappointed by the speed.
3. We ensure every buyer has a fair chance—without regret.

- First-Time Buyers: Secure a mortgage in principle, proof of deposit, and a conveyancer.
- Cash Buyers: Demonstrate immediate proceedability with conveyancer-verified funds.
- Buyers with Homes to Sell: Ideally have your property under offer, solicitors instructed, and an exchange timeline.

Our priority is sellers: we generate qualified offers quickly for optimal choices, strengthening their position for onward purchases.
Each seller's needs vary; we present all offers equally and advise on the best fit—valuing certainty over price alone. For instance, a swift cash buyer may prevail over a higher chained offer.
If selling in Kingston or surrounds, discuss how our process accelerates your sale—positioning you strongly for any purchase.
