Why this Buyer has changed their mind to become a Seller First
Why this Buyer has changed their mind to become a Seller First
This week’s newsletter comes from a real recorded conversation had with a prospective buyer.

This week, I had a great conversation with a buyer looking in the Kingston area. She recently viewed a property with us on Cross Road. While she loved the house itself, she ultimately decided not to offer due to her thoughts on the location and surrounding area.
But our chat didn’t end there. In her notes, I saw she was “about to market” her own property. When I asked about this, she admitted she hadn’t actually put her home on the market yet, she was waiting to find her next home first.
I explained our process and, honestly, why even if she’d wanted to offer on Cross Road, my advice to the seller would have been not to consider her offer at this stage. She was a bit surprised, so I laid out the reasoning:
At Carringtons, we often create a market with several proceedable offers: cash buyers, chain-free buyers, or those in a completed chain. Each comes with its own merits and risks, but all are backed by tangible proof—financial qualification, funds in place, and the ability to move.
Buyers who are only “on the market” (not under offer) or, worse, not even listed, are presenting hypothetical offers. If you haven’t sold your home, you don’t know what the market will actually pay for it. The reality is, the market doesn’t care what you want or need, it’s about what buyers are willing to pay, right now, for your property.
I explained that if I were marketing her home, the only objective truth that matters is: what is the market willing to pay? Until you have a qualified, proceedable offer on your own property, your own budget is just an estimate.
After our discussion, and some impartial advice (she’s currently out of our service area), she decided to get her property on the market ASAP and secure an offer. She was switched on, she didn’t want her property sitting unsold for months, and she liked the idea of following a transparent, results-driven process like ours.
I also shared why it’s so important to have multiple well-qualified offers to choose from. Every buyer has their own motivation, price point, and timescale. Being upfront with your agent and making sure they’re transparent with buyers, means everyone knows where they stand. If you need to buy before you can commit to a move, say so. You’ll be in a chain, but that’s normal, and it doesn’t mean you’ll be left homeless. If you’re actively viewing and know where you want to be, you’re already ahead of the game. The next step is to be in a position to make offers and be taken seriously as a buyer.
Whether you buy through Carringtons or another agent, this approach puts you in the strongest position. We also offer pre-market viewings to buyers we know are ready, sometimes giving them the chance to secure a property before it even hits the open market.
Why share this story? Because so many homeowners in our area feel the same way, waiting for the “perfect” next home before listing theirs. The truth is, you’ll never know your real budget or be truly ready to act until you’re under offer.
At Carringtons, we’re reshaping estate agency, helping buyers and sellers move faster and more confidently in a system that too often feels broken. Our way is proving it’s possible and holding agents to higher standards of honesty and results.
