Six Homeowners in Kingston Held Hostage in Estate Agency Contract
Three tips we would have given them...
This month, we’ve chatted with six homeowners who just can’t seem to sell—mainly because other agents have left them with empty promises and a lot of confusion. It’s tough for them to believe us when we give honest advice, especially after being let down before.
Here’s the big problem: most of these folks are still locked into contracts with their old agents, with weeks left before they can do anything. That means more waiting around, extra stress, and it can even knock down the value of their home.
If you’re thinking of selling, here’s what to watch out for:
Long contracts—don’t sign them! You deserve flexibility. Long tie-ins protect the agent, not you. If things aren’t working out, you should be able to move on easily.
Notice period—keep it to one week max. Don’t get stuck waiting. A short notice period keeps you in control, and keeps agents motivated.
Hold your agent to their promises. If they say they’ll get you a certain price, make sure they back it up with real results—like a set number of viewings or offers. If they don’t deliver, you should be able to walk away with just 24 hours’ notice.
Not happy with your current agent? You might have options to end your contract early if they’re not delivering. Just ask your agent to release you from your contract if the relationship has broken down—some will.
If you’re thinking about selling (or just feel stuck with your current agent), we’re here to help. Our process is all about honesty, no tricks, and getting you the right result.
