Disturbed Holidays, Delayed Move Abroad: A Stressful Seller’s Tale

Disturbed Holidays, Delayed Move Abroad: A Stressful Seller’s Tale

Why we changed our approach: One seller’s experience with the old way reminds us how much smoother things can be.

The real impact of the traditional, reactive way of selling: stress, uncertainty, life on hold—and financial loss

Selling a home the old way often means reacting to problems as they arise, rather than preventing them in the first place. It’s a process defined by waiting, uncertainty, and hoping nothing goes wrong behind the scenes.

For the owner of a flat at Brae Court, Kingston Hill, this approach quickly became a lesson in how plans can unravel. Every step brought new ripples: plans to move abroad were put on pause, logistics and timelines had to be reworked, and there was a two-week gap between exchange and completion just to coordinate the move. Even personal downtime wasn’t spared—two holidays were interrupted by urgent calls and updates, with the anxiety of the sale never far from mind. On top of the emotional toll, the seller suffered financial loss after having to plan and then rearrange their first move, incurring costs that couldn’t be recovered.

The journey began with optimism. The flat was listed on 19th November 2024, and within weeks, a full asking price offer of £450,000 was accepted. By 16th December, the property was under offer and the seller started making plans for a new life in Northern Ireland. But as the conveyancing process unfolded, a hidden complication with the buyer’s funding brought everything to a halt. The sale collapsed on 26th February 2025—months of anticipation and preparation, undone in an instant. Looking back, it’s clear this was partially our fault as well; crucial information about the buyer’s funding only surfaced deep into the process, when it was far too late for a smooth recovery.

Back on the market, the flat attracted further interest—several more viewings, several more offers. Finally, on 24th April, another buyer stepped forward, again at the asking price. This time, the process moved forward, but not without its own set of challenges.

Completion at last

After eight months of uncertainty, the sale finally completed on 23rd July 2025. The final sale price matched the original asking price, but the journey to get there was anything but easy.

What this seller’s experience shows

  • Even when things appear to be going smoothly, unexpected obstacles can derail a sale.

  • The emotional, practical, and financial toll of delays, legal issues, and constant uncertainty is real.

  • A successful sale is about more than just price—it’s about timing, communication, and the ability to adapt when plans change.

The new way: proactive, transparent, and proven to work

That’s why we changed. By starting legal work early through Propelr or other options, embracing total transparency, and focusing on preparation, we’ve cut our average exchange time from 120 days to just 68 days, as well as receiving more viewings, offers and offer levels then ever before! The less time it takes to exchange, the less chance there is for a sale to fall through—and the less stress, disruption, and financial loss for everyone involved.

Thankfully, for all sellers working with Carringtons now, these kinds of stories are a thing of the past. There’s the old way, and then there’s the Carringtons way. The results speak for themselves.

The Carringtons Team

At least three bidders miss out on almost every Carringtons property—unprepared for our rapid sales pace.
Carringtons sells properties in under three weeks by creating competitive markets, catching many buyers off guard.

1. Our process swiftly attracts multiple qualified buyers within two weeks.
2. Unprepared buyers often feel surprised and disappointed by the speed.
3. We ensure every buyer has a fair chance—without regret.

- First-Time Buyers: Secure a mortgage in principle, proof of deposit, and a conveyancer.
- Cash Buyers: Demonstrate immediate proceedability with conveyancer-verified funds.
- Buyers with Homes to Sell: Have your property under offer, solicitors instructed, and an exchange timeline.

Our priority is sellers: we generate qualified offers quickly for optimal choices, strengthening their position for onward purchases.
Each seller's needs vary; we present all offers equally and advise on the best fit—valuing certainty over price alone. For instance, a swift cash buyer may prevail over a higher chained offer.
If selling in Kingston or surrounds, discuss how our process accelerates your sale—positioning you strongly for any purchase.
